You must have:
• Ability to contract, be of legal age or emancipated.
• Age over 18 years.
• Valid documents: Passport or DNI (National Identity Document)
To do this, you must enter the BUEPROP site and complete the following steps:
• Select the property of your interest
• Press the "Reserve" button
• Complete the reservation form
• Choose one of the payment methods enabled and
• Send the "Payment" and the "Proof of Payment"
To formalize the reservation, you must send the "Payment" and the "Payment Proof" including the:
• Professional fees
• Administrative expenses
• Additional: "Only if it is quoted"
Within the following 24/48 business hours, if you do not send the "Payment" and the "Payment Proof", your reservation request will be canceled.
A BUEPROP real estate broker will respond to you within the next 24 business hours, confirming the check in / out date and the rental price.
Important:
Remember that the day of Check-in, in the department, you must pay the pending "Payments" IN CASH and present yourself with your documents
When you complete the reservation form and make the "Payment", your reservation becomes a penitential sign, since the sale price has already been agreed by the owner.
This means that governs the PRINCIPLE OF EXECUTION of the contract.
Once the sale is produced, a BUEPROP real estate broker will contact you within the next 24 hours to collaborate in completing the sale process. The buyer must designate an intervening notary public and agree on the day and time for the signing of the sales ticket.
The owner will provide all the cooperation that is required to deliver all the documentation for the transfer of ownership to take place. Art. 1.137, CCC
The Civil and Commercial Code in its art. 1.059 states that whoever delivered the SEÑA (The buyer) loses it to the benefit of the other, and whoever received it (The seller), must return it doubled.
The SEÑA is taken as part of the benefit if the contract is fulfilled.
It is a necessary instrument to finalize the sale. Thirty 30% of the agreed sale price must be paid before the deed.
* Of the seller:
The expenses for the delivery of the property and those that originate in obtaining the referred instruments. Art 1.138, CCC
*Of the buyer:
The title studies, its antecedents, the measurement and the taxes levied on the sale.
Once the deed is signed, the seller must immediately hand over the keys to the property with all its accessories, free from intruders, with its wall lights and a lamp with its lamp holder per room.
The buyer has the obligation to expressly denounce within sixty (60) days from when the existence of the defect was manifested. Art. 1.054, CCC
The liability for hidden defects for real estate expires three (3) years from receipt. Art. 1.055, CCC
