01 | HOW IS THE PRICE OF A PROPERTY DETERMINED?

To do this, a task called Appraisal is carried out. 

There are different methodologies to carry them out. Two are commonly used:


     • By comparing. Cost: Consult.

     • Due to depreciation. Cost: U$S 100.00


It is essential to know the real price of your property when you market it. A correct appraisal will save you time and trouble.


02 | NECESSARY REQUIREMENTS FOR THE SALE OF A PROPERTY?

In order to offer a property for sale, the owner must sign the sale authorization and deliver the following documentation:


     • DNI (National Identity Document)

     • Property title

     • Rules of co-ownership

     • Plans of the property

     • Three (3) last bills for expenses

     • Last water tax receipt

     • Last municipal tax receipt


03 | HOW DO I REQUEST A VISIT?

You must call the authorized telephones or write us an e-mail, or press the "VISIT" button and BUEPROP will assign you a day and time.


The visit will last 30 minutes where an Architect will allow you to appreciate the department with a professional look, where you will be able to perceive and understand its own characteristics, its problems and potentialities. Also evaluate the options for reforms or spare parts.


We recommend you attend with the person who will help you decide your purchase.


04 | WHAT IS AN AD REFERENDUM RESERVATION?

When a person is interested in buying a property, he signs a Reserve (Ad referendum), this means that the seller owner must express his consent by accepting the buyer's offer and endorsing with his accepted signature the offeror buyer's proposal)


05 | WHAT DIFFERENCES ARE THERE BETWEEN RESERVE AND SEÑA?

The RESERVATION is the unilateral voluntary expression of a buyer with clear discernment, freedom and intention to purchase a property made through an OFFER.

The SEÑA is the voluntary expression of the owner accepting with his signature (Ad Referendum) the RESERVATION / OFFER.


06 | IS IT IMPORTANT TO SIGN THE TICKET OF SALE?

Yes. Because the buyer in good faith has priority over that of third parties who have taken precautionary measures. Art 1.170, CCC


07 | WHO APPOINTS THE NOTARY?

Either party can propose to the notary public to formalize the sale and purchase transaction. 

Usually the buyer is the one who designates it. 


08 | WHEN WILL I GET THE KEY?

Once the sale price balances have been completed and the deed signed, the set of keys is delivered.


09 | WHEN DO I “PAY” THE FEES TO BUEPROP?

The broker authorized by BUEPROP charges fees for its commercial management to:


     • To the seller 3%

     • To the buyer 4%


Once the deed has been completed, it is considered that your work has been successful. At that time the fees are paid.
